A message from our Group Managing Director

Clarity, confidence and commercial value.

In construction, I believe that technical expertise, sound commercial judgement and attention to detail are essential to delivering successful projects. These are the principles on which I founded SwiftCore, and they continue to guide the way we work with our clients.

With over 15 years of experience in quantity surveying, contract and commercial management, I have had the opportunity to work on a wide range of projects across Ireland, the UK, the UAE, Qatar and Sri Lanka. Before establishing SwiftCore, I spent four years with John Sisk & Son Ltd, and my wider experience includes major developments such as the Royal Atlantis Resort & Residences in Dubai. I also hold a Master's degree in Construction Project Management and a BSc (Hons) in Quantity Surveying.

What started with just one quantity surveyor has grown into a team of over 35 quantity surveyors in around three years, with three physical offices across Ireland, the UK and Sri Lanka. During this time, we have completed more than 300 projects and BOQs for clients across Ireland, the UK and Europe.

I am particularly proud that much of our growth has come from repeat business and recommendations from existing clients. For me, this is one of the strongest measures of our success. It shows that clients value not only the quality of our work, but also our reliability, communication and commitment to meeting their deadlines.

One of the key reasons behind our growth is our hybrid delivery model, which we introduced to offer a different approach to quantity surveying services in Ireland. By combining local project coordination, commercial expertise and dedicated QA/QC oversight in Ireland and the UK with our experienced technical delivery team in Sri Lanka, we are able to provide accurate, reliable quantity surveying services at highly competitive fees.

We understand the challenges our clients face: tight tender deadlines, changing designs, growing workloads and pressure on project budgets. Our aim is to make their work easier by providing accurate measurements, reliable BOQs, estimating support and commercial management services they can depend on.

At SwiftCore, our focus has always been simple: deliver quality work, offer competitive fees, meet our commitments and build lasting relationships. We want our clients to see us as a trusted extension of their own team.

Whether you need support with a single project or a dedicated team working alongside your business, we have the experience, resources and flexibility to help.

I look forward to working with you and showing you the value SwiftCore can bring to your projects.

How we measure

From drawing to bill.

Every measurement package follows the same six-step production workflow. Follow a sample plan as it is scoped, measured, checked and issued, while the bill of quantities builds beside it.

Quantity takeoff and measurement

We provide quantity takeoff and measurement across building, civil engineering, infrastructure and mechanical and electrical (M&E) works. Our quantity surveyors measure from project drawings, specifications, schedules and other relevant documentation, so every quantity is accurately captured and clearly traceable to its source.

We apply recognised standard methods of measurement, including ARM4, ARM5 and NRM2, alongside any project-specific requirements, for consistency, transparency and compliance with the agreed standards. Working in CostX, Cubit, Bluebeam and PlanSwift, we deliver structured takeoffs ready for cost planning, tendering, procurement and commercial management.

Our services include

  • Detailed measurement of substructure, superstructure, architectural finishes, external works and M&E packages
  • Trade-based and elemental quantity takeoffs
  • Measurement from 2D drawings and available digital design information
  • Drawing revision reviews and quantity change assessments
  • Cross-checking quantities against specifications, schedules and project documentation

Bills of quantities

We prepare, review, revise and reconcile detailed bills of quantities for projects of varying size, complexity and procurement route.

Our BOQs follow the agreed standard method of measurement and project requirements, with clear descriptions, appropriate units, structured classifications and measurable quantities. The aim is tender and contract documentation that keeps ambiguity, omissions and potential commercial disputes to a minimum.

Our QA/QC procedures check measurement accuracy, item coverage, descriptions, drawing references and consistency between the BOQ and its supporting documentation.

Our services include

  • Detailed trade-based and elemental bills of quantities
  • BOQs to ARM4, ARM5, NRM2 and agreed project measurement standards
  • Tender BOQs, contract BOQs and revised BOQs
  • Independent BOQ reviews and quantity verification
  • Identifying missing items, duplication, inconsistencies and measurement discrepancies
  • BOQ reconciliation after drawing revisions, design changes and tender clarifications
  • Measured schedules and supporting quantity breakdowns
Our objective

Comprehensive, accurate and professionally structured BOQs that give you a reliable basis for tender pricing, procurement and cost control.

Estimating and tender support

We help contractors and subcontractors prepare accurate, competitive and commercially sound tender submissions, from the first documentation review and quantity assessment through pricing assistance and scope clarification to final tender preparation.

We work closely with you to identify omissions, design inconsistencies, commercial risks and opportunities for cost optimisation. When tender activity peaks, our flexible delivery model adds estimating capacity, so a demanding submission programme never costs you quality.

Our services include

  • Pricing schedules and tender BOQs
  • Labour, material, plant and subcontractor cost build-ups
  • Review of tender drawings, specifications and scope documentation
  • Scope gaps, exclusions, qualifications and tender risks identified

We assess claims, review contractual entitlements and support negotiations to help bring outstanding matters to agreement.

  8. Stage 08Close out with confidence

We reconcile outstanding items, support final account agreement and bring the commercial records together for handover.

Quality and accountability

A reliable BOQ is a reviewed BOQ.

Reliable bills need structured review, clear ownership and proper coordination across disciplines. Every output goes through QA/QC oversight in Ireland and the UK before it reaches you.

Document control

Drawing revisions, scope clarifications and source information are identified and tracked.

Technical checks

Reviews cover measurement rules, units, descriptions, drawing coordination, omissions and duplication.

Escalation

Unclear or conflicting information is raised for resolution, never assumed without qualification.

Continuous improvement

Client comments and quality findings are reviewed to drive corrective action and training.

A QA/QC plan for every project

The assigned reviewer, review depth, hold points and sign-off arrangements are confirmed in your project QA/QC plan and reflected in the agreed programme.

Common questions

What clients ask us first.

How does a remote quantity surveyor work with our team?

Your SwiftCore quantity surveyors work as an extension of your team, following your standards and systems, with Ireland-based oversight of the work. You get the same pre-contract and post-contract support you would expect in-house, delivered remotely.

How much can we save?

Clients save 60%+ compared with hiring an intermediate quantity surveyor locally. The exact figure depends on the roles and volume of work, which is what the free consultation is for.

Can we start with a single deliverable, such as one BOQ?

Yes. You can start with one bill of quantities or one cost estimate and scale up as your workload requires.

How quickly can work start?

Once we have agreed the scope, work can start quickly. With more than 35 quantity surveyors already in place, you skip a local recruitment process, and we hold a 99% on-time delivery rate.

Can you take over a project that is already on site?

Yes. We regularly pick up projects mid-build, review where the costs and valuations stand, and take over the post-contract side from there through to the final account.

Where do you work?

We support construction projects across Ireland, the UK and Europe, working with contractors, developers and architectural firms on residential, commercial, data centre, infrastructure, education and modular projects.
